San Diego Property Evaluations That Should Be Performed Regularly

For many new San Diego landlords, the first management task overlooked is regular property evaluations. Yet, by not doing these evaluations, you do a disservice both to yourself and your tenants. A key reason that we have become the leading property management company is that we perform regular property evaluations of our managed properties, a task that often saves both time and money.

Our property management professionals perform property evaluations correctly. While at the home, we make sure that your rental property is in solid shape by evaluating and verifying the following:

• Plumbing- Look for any signs of leaks. Make sure the water heater works well.
• Appliances- The furnace, air conditioner, and any other major appliances must be in good working condition.
• Proactive Maintenance– Fix things that need repair before they become worse and cost even more.
• Ensure Lease Compliance– Check the number of occupants, number and types of pets on the property, and whether any smoking has happened (if not allowed).
• Ensure that detector batteries are fresh.
• Change filters.
• Document any lease compliance issues after the evaluation is finished.

Regular property evaluations show tenants that management cares about the property, and the tenants are likely to follow this example. The evaluation schedule can be communicated to new tenants during the lease signing. With advance notice, many tenants will be pleased to go through an evaluation as this helps to keep their living area in good shape.

The first evaluation occurs when the new tenants move in. We go through the rental house with the new tenant and document any damage that may already exist, taking pictures to keep on file. The pictures that are taken during our San Diego property evaluations are also uploaded to the owner and tenant online portal to keep communication transparent.

During our regularly scheduled San Diego property evaluations, our property managers will confirm that the tenants are complying with the lease, look for any new damage to the property that may have occurred, and also look for any maintenance issues that need attention. These ongoing evaluations can take place at least semi-annually.

When a tenant is ready to move out of the property, we perform a final walk-through with the tenant and note the condition that the property is being left in. We take supporting photographs/notes, which are recorded in the homeowner and tenant online portal.

By including regular property evaluations as a component of the rental agreement, property owners can help protect their investments from damage, as well as assist in keeping their tenants satisfied.
